Access Statement

The information provided here should be helpful in assessing your decision to stay with us. We would not want anyone to book with us if the facilities would be unsuitable for your particular needs. We are aware that every person has different needs. Only you are able to decide to what extent we are able to accommodate you. Should you require further information to determine if the B&B is suitable for you, please ask before booking, we are happy to answer any questions you may have.

We provide bed and breakfast accommodation in Buckland St Mary, Chard, Somerset. The property is an 18th Century house situated in an Area of Outstanding Natural Beauty (AONB) and retains many original features therefore we are limited in the modifications we may make to the building. This of course will mean restricted access for some visitors although we do our best to accommodate all guests who wish to stay with us. The B&B is not suitable for wheelchair users, as we have no ground level accommodation.

• We are in a rural area where access by own transport is a necessity.
• We are 6/10ths of a mile from the nearest pub that does evening meals.
• We are 3 miles away from the nearest local shop and post office.
• We are 6 ½ miles away from Chard with its grocery shops and restaurants.
• We are 12 miles away from Taunton the county town of Somerset and the nearest train station.

Arrival and parking facilities
We are located off a country road, downhill on an unmade road, which in a severe Winter may not be passable by a conventional 2 wheeled-drive car. Parking is in front of our garage on the left hand side, on the gravel. Alternative parking on our scrubland at the back of the house is available for larger vehicles by prior arrangement.

Accessing the B&B
Access from the garage to the B&B is via 2 steps and across the unmade road. There is a 14 cm step up to our level path, which is 46cm wide. This leads to the porch with simple lever handle wooden door 86 cm wide. There is a step up to the porch 6cm high. The porch is tiled.

The ground floor hallway
The front door opens into the hallway on the ground floor, which also has a tiled floor. The hall is always illuminated after dusk. The hallway is 113cm wide.

As we are only a small B&B there is no reception, however, we are on site and have a contact number for 24 hours use should guests need assistance.

Breakfast
The breakfast room is accessed down a 12 cm step from the hallway via a door 74cm wide, and is carpeted and has south facing windows with plenty of natural light as well as ceiling lights. The breakfast table is 77cm high and chairs are of typical height and size.

There are no other guest facilities on the ground floor.

Guest accommodation - 
The way to the Iris guest bedroom is via the carpeted staircase leading from the hall.

The Iris guest bedroom has:
• A Remote control flatscreen TV
• An alarm clock
• A Hairdryer
• A kettle and tea / coffee making facilities
• Bedside reading lamps with daylight bulbs
• An electric fan/heater
• A radiator
• An electric blanket
• Primary lighting is provided by a ceiling light
• Carpeted floor

Private bathroom facilities
There is a step down and a low door into the bathroom:
• Tiled flooring
• Fabric bathmat
• Lighted mirror and shaver socket

The first floor
The first floor is accessed via the staircase, which is 80cm wide comprising of 11 steps in total. The first 4 steps are triangular turning through 90 degrees to the left. The next 7 steps are straight, 19cm tall and 24cm deep. There is a balustrade on the left hand side of the stairs and a handrail on the right hand side. The first floor landing is carpeted and is illuminated by a ceiling light. There are 3 bookcases on the landing and an upright radiator, with the door to the bedroom being adjacent.

Guest Bedroom – The Iris Room
Is on the first floor and is accessed via a doorway 76cm wide. There is a king-sized bed, the top of which is 50cm off the floor, one comfortable rocking chair with high back and arm rests, a wardrobe, a chest of drawers, a blanket box containing feather pillows, and a ceiling light operated by pull cord and switch.

An adjacent door down a step 11cm high accesses the private bathroom. It comprises WC, washbasin and shower cubicle. The low door to the bathroom is 76cm wide by 160cm high. The WC and washbasin are of standard height. There is a step into the large shower cubicle 23cm high. The cubicle has a curved half sliding door 115 cm wide and is 65cm deep at the narrowest point.

Access to the Lilac Room and the Blue guest rooms

is through the downstairs hallway, turning right under the stairs and through a door way to a tiled area and down one step into The Snug in the newly renovated section of the house (finished May 2015), which is carpeted.  Turn left through a doorway into the passageway and up another staircase, which has 11 stairs 29 inches or 73 cms wide. There are stair lights illuminated at night and wooden hand rails either side.  On reaching the first floor entry into the Lilac Guest Room is through the door on the left.

The Lilac guest bedroom has:        

The adjacent door from the landing accesses the private bathroom.  It comprises WC, washbasin of standard height and  curved shower cubicle 80 x 90 cms. The cubicle has a curved half sliding door. There is a mirror with inbuilt light, a shaving socket, pedal bin, fabric bathmat and toiletries in large bottles. This shower room is fully tiled and panelled.

From the first floor landing turn right and up the next 11 stairs to the 2nd floor landing, and straight through the door in front to the Blue Guest Room.

The Blue Guest bedroom has:         

To the right is a door leading into the ensuite shower wetroom.  It comprises WC and washbasin of standard height. The shower wet room is a panelled section on 3 sides, 39 inches 99cms wide by 34 inches 87 cms deep.  Due to an existing beam there is restricted headroom in the shower to anyone over 6 feet tall. There is a mirror with inbuilt light, a shaving socket, pedal bin, fabric bathmat and toiletries in large bottles. The ensuite shower room is fully tiled and panelled.

Gardens and grounds

Access to the garden is back through the front door. There is a raised lawn area accessed by concrete steps to the left and flowerbeds and pots around a seating area to the right where there are also further lawned areas.

Rear gated yard / Parking area
Access to the gated yard is further up the road and to the left, down a 1 in 7 (12%) concrete road.
